  • Account Management: To create, authenticate, and maintain your account; to provide role-appropriate platform access; and to communicate account-related updates
  • Platform Operations: To display property listings, process seller verifications, enable buyer-seller communication, and ensure the Platform functions correctly
  • Fraud Detection and Prevention: To identify, investigate, and prevent fraudulent listings, fake identity submissions, scam attempts, and unauthorized platform access

  • Communications: To send verification status notifications, important policy updates, security alerts, and (where consented) platform announcements
  • Legal Compliance: To comply with applicable Philippine laws, respond to lawful requests from government authorities, and enforce our Terms of Service
  • Audit Trail: To maintain a verifiable record of all administrative actions taken on the Platform for accountability and security oversight

04 · Sharing of Information

Sharing of Information

HomeSure does not sell, rent, or trade your personal information to third parties under any circumstances. We may share limited information only in the situations described below:

  • Between Platform Users: Seller contact information (name, phone number) and listing content are visible to registered and logged-in buyers. Buyer names are shared with sellers when a buyer initiates a message. We do not publicly display email addresses, verification documents, or IP addresses to other users.
  • Platform Administrators: Authorized HomeSure admins and super admins may access user account data, verification documents, and message logs solely for the purpose of moderation, verification review, and support. All such access is logged in the platform's audit trail.
  • Law Enforcement and Legal Authorities: We may disclose user information — including identity documents and IP logs — to the Philippine National Police (PNP), National Bureau of Investigation (NBI), or courts of law when required by a valid legal order or when we believe, in good faith, that disclosure is necessary to prevent or investigate fraud, identity theft, or other criminal offenses.
  • Safety and Security: We may share information to protect the rights, safety, or property of HomeSure, our users, or the general public where an immediate risk of harm exists.
We never sell your personal data. Any sharing of data with third parties is strictly limited to what is necessary to operate the Platform, comply with legal requirements, or protect users from harm.

05 · Data Retention

Data Retention

We retain your personal information only for as long as it is needed to fulfill the purposes described in this Policy or as required by Philippine law.

  • Active Accounts: All account data is retained for the duration of your active account
  • Deleted Accounts: After you request account deletion, a 30-day grace period applies. After this period, your personal profile data, listing content, and messages are permanently removed from active systems
  • Verification Documents (ID and selfie): Retained for up to two (2) years from your last account activity, then securely deleted. May be held longer if subject to an ongoing fraud investigation or legal proceedings.
  • Property Documents: Retained for the same two-year period as verification documents. Removed upon account deletion, subject to ongoing investigation exceptions.
  • Audit Logs: Administrative action logs are retained for up to 24 months for security, compliance, and accountability purposes
  • Listing Data: Removed listings may be retained in anonymized, aggregated form for analytics purposes and will not be traceable back to individual sellers
  • Fraud Reports: Reports and associated evidence are retained for the duration of the investigation and for up to 12 months afterward

You may request deletion of your account and associated personal data at any time through your Account Settings. Requests will be processed within 30 days.

06 · Data Security

Data Security

HomeSure implements a multi-layered approach to protecting your personal information, particularly sensitive data such as identity documents and property records.

6.1 Technical Safeguards

  • Role-based access control (RBAC) ensuring that users can only access data and features appropriate to their assigned role
  • Secure, authenticated session management with automatic logout to prevent unauthorized session hijacking
  • IP address logging and comprehensive audit trails for all administrative actions performed on the Platform
  • Mandatory identity verification before any seller account is permitted to publish active listings
  • Periodic re-verification (every 6 months) for active sellers to detect compromised or transferred accounts

6.2 Administrative Safeguards

  • Access to sensitive verification documents (government IDs, property papers) is restricted to authorized administrators only and is subject to audit logging
  • All HomeSure administrators are bound by confidentiality obligations and may not share, export, or misuse user data
  • Administrator accounts are managed separately from regular user accounts and are subject to higher scrutiny and oversight by Super Admins

6.3 Your Responsibility

While we take robust measures to secure your data, no system is entirely immune to security risks. You are responsible for:

  • Using a strong, unique password that is not shared with any other service
  • Logging out of your account after each session, especially on shared or public devices
  • Reporting any suspected unauthorized access to your account immediately to support@homesure.com

07 · Cookies and Local Storage

Cookies and Local Storage

HomeSure uses lightweight browser-based storage to enhance your experience and maintain your session. We do not use third-party tracking cookies, advertising cookies, or cross-site behavioral tracking of any kind.

  • sessionStorage: Used to maintain your authenticated login session for the duration of your active browser session. This data is automatically cleared when you close the browser tab or window and cannot be accessed by other websites.
  • localStorage: Used to save your theme preference (dark or light mode) across visits. Also used by the seller MOA signing process to record acceptance locally. This data persists until you manually clear your browser storage.

You can view, clear, or disable browser storage at any time through your browser's developer settings. Note that clearing session storage will log you out of the Platform.

HomeSure does not use Google Analytics, Facebook Pixel, or any third-party advertising or analytics scripts. Your browsing activity on HomeSure is not tracked by external parties.

08 · Your Rights Under Philippine Law

Under Republic Act No. 10173 (Data Privacy Act of 2012) of the Philippines, you are entitled to the following rights with respect to your personal data held by HomeSure:

09 · Children's Privacy

Children's Privacy

HomeSure is not intended for use by individuals under the age of 18 years. We do not knowingly collect, store, or process personal information from minors. Registration requires acknowledgment that the user is of legal age.

If we discover that a user under 18 has registered or submitted personal data to the Platform, we will immediately suspend the account, delete all associated data, and notify the relevant party if appropriate. If you believe a minor has provided information to HomeSure, please contact us immediately at support@homesure.com.

10 · Third-Party Links and Services

Third-Party Links and Services

HomeSure may contain links to external websites, government portals (such as the NPC or LGU websites), or other third-party resources. This Privacy Policy applies exclusively to the HomeSure platform and does not govern the privacy practices of any external websites or services.

We are not responsible for the content, privacy practices, or security measures of any third-party websites or services you may access through links found on our Platform. We encourage you to review the privacy policies of any external sites before providing personal information.

HomeSure does not integrate third-party social login (e.g., "Login with Facebook"), advertising networks, or external analytics services that could expose your browsing behavior to external parties.

11 · Use of Data for Fraud Prevention

Use of Data for Fraud Prevention

Given HomeSure's focus on preventing fraudulent property transactions, we maintain additional data processing practices specifically aimed at fraud detection, which are described here for full transparency.

  • IP Address Logging: IP addresses associated with all login sessions and account actions are logged and may be compared against known fraud patterns or flagged addresses
  • Cross-Account Verification: We may compare submitted identity documents across accounts to detect duplicate registrations or identity reuse by banned users attempting to circumvent a suspension
  • Report Data Analysis: Aggregated report data (e.g., how many times a listing or seller has been flagged) is used to prioritize moderation reviews without exposing individual reporters' identities
  • Session Anomaly Detection: Unusual login patterns — such as login from multiple geographic locations within a short period — may trigger account security reviews

This processing is based on HomeSure's legitimate interest in protecting its users and the integrity of the marketplace, and is proportionate to the risk of harm that property fraud poses to buyers and sellers in our community.

Evidence collected during fraud investigations — including submitted documents, IP logs, and message content — may be provided to law enforcement authorities (PNP, NBI) upon presentation of a valid legal order or warrant.

12 · Changes to This Policy

Changes to This Policy

We may update this Privacy Policy periodically to reflect changes in our data practices, legal obligations, or platform features. When we make material changes, we will:

  • Update the "Last Updated" date at the top of this page
  • Notify registered users via email or in-platform notification at least 7 days before changes take effect
  • For changes involving new categories of sensitive data collection or materially different uses of your data, seek renewed consent where required by law

We encourage you to review this page periodically. Your continued use of HomeSure after an updated Privacy Policy takes effect constitutes your acceptance of the changes. If you do not agree with any changes, you may request account deletion through Account Settings.
